What eighteen Australian real estate organizations actually publish, scored — the market that mandated the rail instead of the schema, and got an API that carries production traffic.

The United States mandated a schema on its real estate industry and left distribution licensed. Australia mandated a transaction rail and left the schema alone. Comparing the two is the cleanest natural experiment in this series, and Australia wins the part that matters.
PEXA tops this market at 60.1 with an agent-readiness of 86.5. It settles the overwhelming majority of Australian property transfers, most states effectively require it, and it holds the only idempotency implementation found anywhere across four markets and 101 organizations. It is the one place in this study where the transaction is a first-class API object rather than the listing. America’s mandated standard, by contrast, returned about two points and produced certified endpoints that answer 401.
Below the rail, Australia is thin — 33.5 average, no Exemplar, eight of eighteen organizations in Emerging. And the portal duopoly that owns the audience is a dead heat: REA Group 49.9, Domain 49.0, nine tenths of a point apart, neither reaching Strong, with the smaller company the more machine-ready of the two. An audience advantage that large, defended by a technical lead that small, is the opening in this market.
